Monthly living costs usually have to factor owning one car, often two, as daily individual commuting is essential. The average monthly cost for a car has now risen to about $700, and that's without insurance, gas and parking and tolls..... Living in a walkable city with good public transportation can offset these costs notably.....but often goes towards higher rents/home costs. (CNBC)

New York, Massachusetts and Rhode Island are the US states with the lowest per capita traffic fatalities, about a quarter of the US states with the highest rates. Rural roads tend to be more dangerous. New Jersey, New York and Massachusetts also have the lowest fatalities from drunk driving. (NHTSA)

Many companies around the US will compel workers to be back in the office starting in September for a minimum of three days per week .....unsurprisingly I hear commercial agents speaking to an uptick in retail leasing in some parts....
And now a new 'high' for New York City? The CANNABIS MUSEUM is coming to Soho in Manhattan..... 😳

Are we in a Housing recession?  The National Association of Home Builders/Wells Fargo Housing Market Index dropped 6 points to 49 this month, its 8th straight monthly decline. Anything above 50 is considered positive. The index has not been in negative territory since a very brief plunge at the start of the Covid pandemic in 2020. Before that, it hadn’t been negative since June 2014. Despite higher costs for land, labor and materials, about 1 in 5 builders in August reported lowering prices in the past month in an effort to increase sales or limit cancellations. The average drop reported was 5%. Regionally, on a 3-month moving average, builder confidence in the Northeast fell 9 points to 56, dropped 3 points in the Midwest to 49, 7 points in the South to 63, and in the West, where home prices are highest, it declined 11 points to 51.(CNBC)
